PROGRAMME
Our indicative programme has been put together based on the programme included within the EOI pack of information. The overall programme duration is a little over 2 years (inclusive of the construction Christmas shut down periods) and this is in line with the 2 years outlined in the EOI programme. The programme has been built on a number of assumptions due to the level of information provided and will further develop as and when employers requirements and design are further matured. As the design information matures and employer requirements are finalised, our intention will also be to maximise work packages and concurrencies, optimising the overall programme on behalf of the client.
The office programme sets out the requested phasing allowing client moves and decant to take place ahead of any construction activities commencing. Assumptions have been made in terms of the use of the spaces for phases 2 and 3 whilst phase 1 is taking place and again similarly for phase 3 whilst phase 02 is in progress.
Roof works are prioritised as this is a key programme driver ensuring water tightness and runs start to finish so there will be a period of the roof works taking place over the second phase whilst internal phase 01 is still in progress. This ensures continuity of works but also phase 02 roof is fully complete as early as possible in the programme. The external works and internal works run concurrently due to the nature of the works at roof level. Elements of the façade will need to be removed to enable timely loading out and clearance of waste and then reinstated upon completion of the works.
The warehouse programme assumes all client required move works have been completed by ahead of the commencement of works. The key driver for this programme is the completion of the internal civils works and internal insulation to the roof structure. These are key activities to release the internal fit out. Once released, external works and internal works run concurrently due to the nature of the external and roof works.
Some general assumptions for consideration include the following:
Office Building Works: General Assumptions

1st December 2025 is the start on site.

No restriction to perimeter of building to load materials

Ground suitable for scaffold load.

Suitable and sufficient external space for delivery, off load and storage of materials and waste.

Normal working hours.

No allowance has been made for delays to external works from poor weather.

No allowance has been made for Fugro activities, programme assumes full unhindered access.

Roofing commences when temperature permits – 9c and rising. Programmed for mid-March this may change.

Validations and Condition Survey Assumptions

Unrestricted access to site to complete surveys.

Enabling Works Assumptions

Roof Overlay Works

Construction Assumptions

All partitions and walls to be removed and replaced to achieve fire and compartmentation compliance.

No glazing or screens allowed for.

No restriction on install of internal scaffold to atrium area.

Fit out replicates existing layout.

Lay-in-grid ceilings to all area.

Carpet tiles for all office and meeting spaces. Vinyl to kitchen and WC areas.

Shower rooms remain as is, and all required tanking and bunding is in place.

Warehouse C Assumptions
